Full disclosure: Katy is our friend and neighbor here — but that is not at all the reason for us writing this letter. We’d be saying the same things if she were a perfect stranger.

First, a bit of our remodeling background. We have done a lot of work on this house in the last three years. That context will, I think, give more weight to what we’ll say about our Castle project. So here goes with the history of two previous contractors:

Contractor #1. Three years ago we had a contractor redo a bathroom after a pipe leak. That was a small project ~$12k, but it gave us a taste of the complexity of working with a contractor even on a seemingly simple project. It was a painful process, there were elements of the project that were never finished to our satisfaction, and we have a sense that the price-value equation was not balanced in our favor.

Contractor #2. Then two years ago we had a design-build company redo our kitchen. It was, for us, a big project, ending up around $80k. While we were happy with the results, the process left much to be desired. We felt like the design relied almost exclusively on us, even though we worked with their designer and paid a fee for it. We also did not get significant guidance from the designer on things we might do to get the same results within a smaller budget — how to save money. Finally, the project management was only slightly short of a disaster, with multiple items needing to be redone and the timeline slipping by months. If it hadn’t been for those project management problems, we probably never would have thought twice about proceeding with the same company for our bigger remodel plan. But as it was we came across Katy and Castle and thought, “well at least let’s get a bid against our existing company.”

Katy then proceeded to give us an entirely different experience, and had us feeling grateful every day of the project that we had gone with Castle rather than our previous company. She was a model of what we feel a design-build architect should be.

First, she was actually an architect! Instead of just designing pretty pictures, it was clear she understood the underlying structures and systems, which allowed her to make critical recommendations at the design-phase that would have us avoid unanticipated expenses and problems.

Next, we felt like Katy was on our side — in a win-win sense. She went out of her way to suggest alternatives to our design ideas that might save us money. She thought of little details that we could finish by ourselves to stay within budget. She searched tirelessly for the items that would fit within our specs and wishes, even going so far as to try to find us a squat toilet (a short-lived wishlist item that thankfully she talked us out of).

Finally and most important of all, Katy truly helped with our layout, taking our ideas and criteria and making them better than we could ever have done by ourselves. Hardly a day goes by that we don’t pause for a moment and appreciate what she helped us get done in this space.

Even when we had difficulties with certain pieces of the project — which we know from past experience are absolutely inevitable — we felt like Katy delivered reasonable and good-faith solutions.

So thanks again for the great experience. We appreciate the company and culture you’ve built at Castle — in which Katy is an integral player!”

I cannot tell you how important it is to choose a professional builder like Castle for your project. One that will do the right thing and take care of you when you encounter problems. And with any project of this magnitude you will encounter problems. If you don’t you are the luckiest person alive. We had a series of very bad luck items occur that certainly were not the fault of Castle but at every turn they made it right.

Preliminary Estimates: When other builders wouldn’t give us the time of day, because or project was bigger than our budget Castle worked with us to figure out a way that we could do it. We ended up doing some of the demo, painting, trim work and tile work and other finish work. This really means Castle had to do extra administrative work to make this work. Not every builder will do it. They have to schedule homeowner work into the calendar just like a regular contractor. We really appreciated that Loren (the co-owner) and Amanda (Designer) came out and talked us through our project options on the first visit. They were able to give us some options and ball park figures based on other projects after just a few days.

Design: We then spent a couple months working through the design and budget. Amanda was fantastic. We had really thought about this project for years so we had some good ideas to start with but Amanda created a kitchen configuration that we hadn’t even considered which we now love. She also came up with the fantastic Idea of double 6 foot sliders looking out the back of our properly. Way cheaper than a massive foldout door you see on home shows. There are just so many details you don’t think about but Amanda had them all covered.

Build: We were difficult customers. We are picky and we made a lot of changes. We also had some bad luck incidents. Steve our project manager was great. He rolled with the punches and we came to compromises and agreements on every issue. Of course we were stressed because we were living in our basement for three months but none of that stress came from Castle. The Castle carpenters were all super friendly and did really solid work. The plumbing, HVAC, and electrical contractors were all top notch. They even recommend a metal company to fabricate our steel stair railing who we worked with outside the main project. Really they did everything they could to make this project work within our budget. ( except for our additional change orders which were all reasonable priced) Finally, the project was done on time.

Finished Product: We absolutely love the finished product. We couldn’t be happier and we can now stay in our house for as long as we live. We have had several parties since the remodel and everyone loves it. I have a hard time leaving for work every day since I really just want to sip coffee in our kitchen, while leaning over our beautiful Cambria counter tops and look out the big sliding doors and window into our backyard.

“Castle performed work on my 2-story duplex, which started with replacing aging plumbing supply lines that had begun to clog shut from corrosion and cause leaks. Knowing this would require opening walls to the upstairs, we decided to remodel the upstairs bath and add laundry capabilities.

This project was faced with two major challenges: 1) I had tenants in both units for whom I needed to minimize disturbance/displacement and 2) I travel weekly for work and could not be present most of the time to manage the process. I’m a DIYer normally, but this was beyond my scope.  I was recommended to Castle by my wife who went to business school with the owner, Loren. Loren was responsive and professional, and helped with initial scoping. The project manager Travis took over, leading the final scoping, subcontractor estimates, and overall project management during the construction. Key to my peace of mind was Travis’ cooperation in staying in close contact and providing me daily phone updates while I was traveling.

The project plan was well defined, and Travis did a great job of keeping me informed of all changes/issues. The original project plan was a very conservative 4 weeks in length, but Travis worked closely with his subs to manage the bulk of the project down to 2 weeks, which was critical.

Price was a little on the high side and was very a la carte – what you see is what you get (no big contingency buffers, but any changes were made through incremental change orders). That said, I found the pricing very transparent, and for me, the peace of mind of having the project run smoothly was worth the premium.

The only reason I withheld an A on Quality is because there were a few oversights which I needed to spot and raise issue with. However, Travis was quick to remedy them without question, so they held true to their word and spirit of the contract.

Overall the project went very well, especially considering the age of the house and the potential surprises it can hide. The change orders were not big surprises, and actually were very fairly priced. I will definitely do business with Castle in the future.”

Larry has done an exceptional job managing the project. He has continually been two steps ahead of us to identify/address concerns and guide solutions. Larry is extremely knowledgeable, objective and (an often underrate professional quality) kind; he always has the best interests of our home and family in mind, and I appreciate that more than you could know. He also really gets the budget aspect of this job … and did a great job helping us stick to the value focused objective of the project.

Cory has continually displayed superior attention to detail and extremely high quality workmanship. From day one, Cory was very thoughtful about the installation of our cabinets. It would have been very easy for him to turn his nose up at our selection of IKEA cabinets, but he worked above that. And when issues presented themselves with how we were going to install a very heavy Italian (Bertazonni) wall oven into a less than heavy duty Swedish (IKEA) cabinet, Cory (and Larry) went out of his way to develop a safe, visually appealing plan that maximized our storage space using the materials we had on hand.

They have both also been very nice to our kids — which we very much appreciate.

PS – You can bet that if we decide to move ahead with the attic project and/or buy a bigger house, we’ll be calling Castle. “
